But over the years, we’ve seen something happen again and again. A lot of families have no idea West Lake Worth is even an option. Not because they wouldn’t like it. Not because it wouldn’t work for them. It just doesn’t get talked about the same way, and it’s not always easy to spot when you’re scrolling listings online.

That’s a mistake, because West Lake Worth has quietly become one of the most important value plays in South Florida real estate.

It’s not standing still. It’s improving. New communities are being built. Commercial plazas are expanding. Infrastructure is getting better. And the pricing of current development tells you exactly where the market thinks this area is headed.

West Lake Worth is basically the western portion of unincorporated Palm Beach County, generally west of Military Trail and stretching toward State Road 7, also known as 441, and beyond.

Part of why this area works so well is its position. You’re sitting between Boynton Beach, Delray Beach, and Wellington, which means you can benefit from multiple nearby hubs without paying the premium that often comes with the better-known zip codes.

That geographic sweet spot is a big reason the area has gained traction. As land filled up farther east and prices kept climbing, development had to move west. That shift created real opportunity here.

These communities now have something a lot of buyers still love: mature landscaping, established streetscapes, and a real neighborhood feel. They don’t feel brand new or sterile. They feel lived in.

Winston Trails

Winston Trails is one of the defining communities of West Lake Worth. It’s large, established, and consistently comes up in home searches for good reason.

The community has just under 2,000 homes spread across more than 18 villages, built between 1993 and 2002. That gives buyers a lot of variety in style, size, and price. Most homes tend to fall in the $500,000 to $900,000 range.

It’s zoned for Manatee Elementary, Christa McAuliffe Middle School, and Park Vista High School, all highly regarded A-rated schools, which keeps it firmly on the radar for families.

Homes here are often larger, with plenty of courtyard-style and two-story layouts, making it especially attractive for households that want more privacy and a more distinctive floor plan.

Prices typically run higher than Winston Trails, reaching up to about $1.2 million.

It’s zoned for Coral Reef Elementary, Woodlands Middle School, and Park Vista High School, and amenities include tennis, pickleball, a pool, a basketball court, and a playground.

Smith Farm

Smith Farm is one of those neighborhoods families naturally connect with. It sits among lakes and cypress preserves, which gives it a more open feel than some communities built in the same era.

There are about 1,242 homes across 10 villages, built between 1996 and 2001. Most homes price similarly to Winston Trails, generally landing in the $500,000 to $900,000 range depending on size and updates.

What stands out here is how usable the community feels. The amenities aren’t just there for brochure photos. People actually use them.

Atlantic National and The Fountains

If phase one has a golf-oriented side, these are two communities that stand out.

Atlantic National, also called Laguna Golf and Country Club by some, is a man-gated golf community with no mandatory membership. It has around 427 homes, many with golf course views, and generally runs from $450,000 to $800,000. It works well for buyers who like the Winston Trails idea but want something smaller and more contained.

The Fountains Country Club is a very different setup. It has condos, villas, townhomes, and single-family homes, with pricing that can start in the $200,000s and reach around $700,000 for detached homes. It used to be strictly 55+, but now some sections are age-restricted and others are not.

That mix gives it flexibility. It can appeal to active adults, golfers, or buyers looking for a more traditional country-club-style setting with a wide range of price points.

55+ Communities in West Lake Worth, Florida

For active adult buyers, two names come up first: Bellaggio and Valencia. They cater to a similar lifestyle, with an emphasis on amenities, social connection, and lower-maintenance living.

Bellaggio

Bellaggio is a gated 55+ community with just under 1,100 single-family homes built mostly between 2003 and 2005. Pricing usually ranges from $450,000 to $750,000.

Valencia

Upscale and Estate-Style Homes in West Lake Worth

Not every buyer in West Lake Worth wants a standard planned community. Some want a more upscale gated feel. Others want land, privacy, or even equestrian property. This area has all of that too.

Isola Bella and Isola Bella Estates

These two communities represent the more refined side of phase one.

Isola Bella is a Mediterranean-style gated neighborhood with 340 homes and pricing generally from $500,000 to $800,000. It includes a clubhouse, tennis, basketball, pool, splash pad, playground, and fitness center.

Isola Bella Estates takes that concept further, with 209 larger estate-style homes, many over 4,000 square feet. Pricing generally runs from $600,000 to $1.4 million.

Legend Lake Estates

Legend Lake Estates is for buyers who want more freedom and larger lots without going full rural. Homes often sit on half-acre to one-acre lots, many with lakefront settings. Prices generally run from $900,000 to $1.5 million.

Sherbrooke Estates

Sherbrooke Estates is one of the go-to areas for serious land. Homes tend to be between 3,000 and 6,000 square feet on one- to three-acre lots. Pricing typically ranges from $1.5 million to $4.5 million.

Homeland

Homeland deserves its own category. This is a private equestrian community made up entirely of custom-built homes. No production builders. No one-size-fits-all feel.

Many properties include stables, paddocks, and riding arenas, with lot sizes often at four acres or more. Pricing usually starts around $1.5 million and can reach $7 million and beyond depending on the property and equestrian setup.

If someone wants land, privacy, and a true equestrian lifestyle while staying close to Wellington and strong schools, Homeland is one of the most unique options in the county.

Phase 2: Newer West Lake Worth Communities (2012–2022)

After the financial crisis, development slowed for a bit. Then the next wave arrived, and it looked different.

Phase two communities in West Lake Worth were built with a more modern mindset. This is where you start seeing open floor plans, higher ceilings, brighter interiors, and more functional indoor-outdoor flow. Even when these homes are already 10 years old, many still feel current.

Another key difference is scale. By this point, land was harder to find and more expensive, so communities became smaller. Instead of huge master-planned neighborhoods, builders focused on tighter footprints and more efficient design.

Capistara

Built in 2013, Capistara is a smaller gated neighborhood with about 110 homes. Homes typically range from 1,800 to 3,500 square feet with three to five bedrooms, and prices usually fall between $550,000 and $750,000.

It’s a strong option for buyers who want a newer home without needing a giant community.

Osprey Oaks

Osprey Oaks has a quieter, more spacious feel than many phase two neighborhoods. With about 171 homes spread across 85 acres, it feels more open and private. Homes run from roughly 2,500 to 4,000 square feet, with pricing from about $700,000 to $1.1 million.

It appeals to buyers who want something newer but still with breathing room.

Vista Lago and Silverwood Estates

These two communities sit right near each other and share a similar feel.

Vista Lago was built between 2014 and 2016 and has about 106 homes. Layouts are open and functional, with CBS construction and impact windows and doors. Prices generally range from $600,000 to $850,000.

Silverwood Estates broke ground in 2015 and includes about 190 homes. It has a community pool, lakes, park areas, and a playground, with pricing from roughly $600,000 to $825,000.

Gulfstream Preserve

The Fields

The Fields, built from 2018 to 2022, sits on the historic Gulfstream Polo Fields. It includes both townhomes and single-family homes, with three- to six-bedroom options ranging from about 1,800 to more than 3,300 square feet.

For buyers who want newer construction, modern finishes, and something polished without jumping to coastal pricing, this one makes a lot of sense.

As a whole, phase two really hits a sweet spot. These communities feel newer and more functional, but they’re not so new that they feel untested. And compared with Boca or Delray, the value gap is still hard to ignore.

Phase 3: Luxury New Construction Homes in West Lake Worth

This is what’s happening in West Lake Worth right now, and it says a lot about where the market is heading.

The remaining land is increasingly being developed by groups like Pulte and DiVosta, and that has led to a more deliberate, upscale product. Phase three is not about entry-level new construction. It is overwhelmingly about luxury.

Many of these communities now start around $800,000 to $1.2 million, and some push well beyond $2 million. That doesn’t happen unless builders see strong long-term demand.

Greyhawk Landing

Greyhawk Landing is a smaller upscale community by DiVosta with about 131 homes across two collections and seven designs. Homes range from around 1,889 to 3,575 square feet, and pricing usually runs from $850,000 to $1.3 million.

It has that boutique, polished feel a lot of buyers are looking for now.

Hendrix Reserve

Hendrix Reserve is another boutique-style DiVosta community, with about 117 homes and six home designs ranging from roughly 1,894 to 2,894 square feet. Prices typically range from $700,000 to $1.1 million.

If someone wants brand-new construction without living in a huge development, this is exactly the kind of place that tends to click.

Amara

Amara really shows where luxury in West Lake Worth is going. This community includes three collections with nine home designs total, starting with homes around 2,713 square feet and pricing around $1.2 million.

At the upper end, homes reach more than 5,600 square feet and approach $2.1 million.

The community has about 145 homes and an upscale, private, carefully planned feel. Even the amenity design reflects that. It feels polished, but not crowded.

There is also a future phase planned with one- to three-acre lots, which tells you just how much luxury demand is moving west.

Whitmore Estates

Whitmore Estates, built by Lennar and located next to Amara, is another major sign of how far West Lake Worth has come.

Knowing the names of the neighborhoods is useful, but it’s only part of the picture. The real question is which community fits your budget, school priorities, timeline, and lifestyle.

That usually comes down to trade-offs.

  • If you want mature trees, larger community footprints, and proven family neighborhoods, phase one may be the best fit.

  • If you want more modern layouts and newer construction without today’s highest luxury pricing, phase two is often the sweet spot.

  • If you want brand-new, premium design and are comfortable in the upper price ranges, phase three is where the market is heading.

And then there are the specialty categories:
